Demolition for Tenant Spaces and Small Commercial Buildings

Commercial demolition in Los Angeles is mostly about tenant spaces. Before a new restaurant, office, salon or shop opens, the previous tenant's build-out has to come out: walls, ceilings, flooring, counters, kitchen equipment, restrooms and storefront finishes. We strip these spaces back to the shell for general contractors, property managers and business owners, and we also take down small commercial buildings, such as single-story retail, offices and light industrial buildings, when a site is being redeveloped.

Tenant improvement strip-outs

A strip-out, sometimes called soft demolition, removes everything the next tenant does not want while keeping the building's structure, roof, shared systems and neighbors intact. Typical scope:

  • Non-structural partitions, doors and frames
  • Drop ceilings, grid and old light fixtures
  • Flooring, carpet, tile and mastic
  • Restroom and break room fixtures, with plumbing capped
  • Restaurant hoods, walk-ins, counters and grease lines
  • Storefront signage brackets, millwork and displays

We work to the landlord's rules for the building, which often means freight elevator reservations, loading dock windows, and noisy work only before or after business hours.

Permits and building rules

In the city of Los Angeles, LADBS Information Bulletin P/BC 2026-039 asks more of commercial demolitions than of houses. A plot plan is enough for single-family and two-family dwellings, but other buildings need plans that show how adjacent property will be protected, the demolition sequence, any shoring, and how basements will be filled. Plans carry storm water (SWPPP) notes. Other clearances can apply too: Cal/OSHA for structures over 36 feet or three stories, a Fire Department permit to remove underground flammable-liquid tanks, and Bureau of Engineering approval when demolition removes lateral support from a public way.

Asbestos rules cover tenant work as well. South Coast AQMD Rule 1403 applies to renovations as well as demolitions, with a survey by a Cal/OSHA certified inspector and notice at least 10 working days before work starts. Work hours are limited as well: LADBS lists permitted construction and demolition hours of 7:00 a.m. to 9:00 p.m. on weekdays and 8:00 a.m. to 6:00 p.m. on Saturdays, with no work on Sundays.

Whole-building demolition

For a small commercial building, the steps look like a house teardown at a larger scale: survey, notices, utility disconnects, permit, then the building and its foundation. Commercial sites add a few more pieces. Sidewalks next to the building usually need barricades, protection fences or a covered walkway, which LADBS inspects before work begins, and removing lateral support from a public way needs Bureau of Engineering approval. Parking lots, loading docks and underground tanks or lines may also need to be removed. We tell you early which of these apply so the schedule is real.

Working next to open businesses

Most of our commercial work is in occupied buildings or on busy streets. We keep noise and dust inside the space with plastic containment and negative air when needed, cover common corridors, and move debris out through the route the building assigns. Hauling is scheduled to avoid peak hours on busy corridors. Call (213) 377-6198 with the address, square footage and your build-out start date.

Commercial Demolition Questions

What does commercial demolition cost?

HomeAdvisor's interior demolition guide lists commercial demolition at about $4 to $8 a square foot nationally, or roughly $40,000 to $80,000 for a 10,000 square foot building. Abatement, after-hours work, building rules and haul volume move the number a lot, so we price each job in writing after a site walk.

How long does a tenant strip-out take?

A small office or retail suite can often be stripped in a few days. A restaurant with kitchen equipment, hoods and grease lines, or a large multi-room suite, can take one to several weeks. Building work-hour rules are often the biggest factor in the schedule.

Is an asbestos survey needed for a tenant space?

Almost always. South Coast AQMD Rule 1403 covers renovations as well as demolitions, and the exemptions are for single-unit homes. A Cal/OSHA certified inspector surveys the materials being disturbed, and the air district is notified at least 10 working days before work starts when asbestos is present in amounts the rule covers.

Do you work nights and weekends?

When a building or the city allows it and the job calls for it, yes. Many landlords limit loud work to after hours, and city noise rules limit construction hours, so we plan the quiet and noisy parts of the job around both.
