How We Work

Elite Demolition Contractors Los Angeles takes structures and surfaces out so something better can go in. That means whole houses and their foundations, detached garages and sheds, pools and spas, driveways and patios, kitchens and baths, and commercial tenant spaces. Most of our work is for homeowners, builders, architects and property managers in the city of Los Angeles and the cities around it.

Demolition in Los Angeles is as much about sequence as it is about machines. Inside city limits, LADBS issues a separate demolition permit for each building, sends an inspector out before issuing it, and requires a sewer cap first. Buildings 45 years or older trigger mailed notice to neighbors and a 30-day wait. South Coast AQMD Rule 1403 adds an asbestos survey and a 10-working-day notice. Glendale, Pasadena, Burbank, Santa Monica and the other nearby cities each have their own building departments. Our job is to know which rules apply to your address and line them up so the work starts when it should.

How we approach a job

  • Walk it first. We see the structure, the access, the neighbors and the trees before giving a price.
  • Price it on paper. The estimate lists what comes out, what stays, how deep the foundation work goes, and how debris is handled.
  • Check for hazards. About 70 percent of the city's homes were built before 1980, so we plan for asbestos and lead before any wall is opened.
  • Haul it properly. Inside city limits, mixed demolition debris goes only to City-certified processing facilities, as the city's C&D recycling ordinance requires.
  • Leave it ready. The site is cleared, rough-graded and documented for the next contractor.

If a smaller scope would do the job, such as a partial slab removal or a pool fill-in instead of full removal, the estimate shows that option too.
